Some areas have been heavily hit by foreclosures, distressed property sales, and neighborhood blight as people lose or just decide to walk away from their homes. We've seen an increase with incentives to sell some hard to move properties. Properties priced below assessed value, properties completely renovated, appliance packages being offered with homes. Some agencies have gotten more pro-active with offering sweepstake prizes, vacations, home inspections, home warranties and the like with trying to move property. Now the technology with trying to sell a home in today's market is really on point. A lot of companies are using IDX to help buyers find not only the property they are looking for but find homes on their website whether they are the listing broker or the participating broker in the multiple listing service. Consumers are looking online more than ever before for their next home purchase. The major real estate portals are adding new widgets, search features, and advanced mapping tools to try and capture and entice prospective buyers to keep looking on their site. More attention is being paid to the how consumers are hitting the sites and what they are interested in once they get to a particular site. Let's face it, the early bird is getting a whole lot of worms in this market. Those on the forefront of capturing the online market are having great success. The key when selling your home is to put some concentration on how tough of a marketing plan is in place to sell your home. Look at the bright side of the market. Real estate continues to be one of the best long term investments ever over time (even though I am sure some may disagree). Let's hope the momentum keeps up!. |
